M.E.C. Green Building

The office building construction project by M.E.C. ASSET CO., LTD. aims to construct an office building that meets Thai’s Rating of Energy and Environmental Sustainability for New Construction and Major Renovation (TREES-NC) Version 1.1 standards. The project is designed to accommodate future office expansions and potential modifications while ensuring that it can support its personnel for the next 20 years. Recognizing the importance of these goals, the project management companies have enlisted a consulting organization with specialized expertise in green buildings to serve as consultants, overseeing construction supervision and quality control. This organization is the Faculty of Architecture and Design, King Mongkut’s University of Technology North Bangkok (KMUTNB). The consulting team brings comprehensive expertise in various fields to ensure that project execution adheres to the highest standards and contractual obligations, aligns with the objectives of M.E.C. ASSET CO., LTD., and fully complies with the standards set by the Thai Green Building Institute (TGBI).

The office building construction project by M.E.C. ASSET CO., LTD. is committed to developing and constructing an environmentally friendly office building that maximizes energy conservation. Additionally, the project promotes activities that benefit both the environment and the surrounding community by following the green building assessment criteria of the Thai Green Building Institute.

Building Management

  • M.E.C. ASSET CO., LTD manages the transition to becoming a green building through the collaborative efforts of all parties involved, including the building owner, the project team, building occupants, other relevant organizations, and cooperation with the surrounding community. This reflects the company’s intention and commitment to creating an environmentally friendly building.
  • The reception area features an information desk that provides details about the building, which has been designed in accordance with Thai Green Building standards.

Site and Landscape

There is a 2,133 square meter green space for rainwater absorption and drainage, accounting for more than 50% of the total project area.

Thirty-five easy-to-maintain perennial trees, planted at a density of one tree per 100 square meters, to improve the microclimate.

A designated parking area is provided for eco-friendly vehicle users, including dedicated bicycle parking spaces. The bicycle parking will accommodate no fewer than 5% of the building’s regular occupants.

Indoor Environmental Quality

The paints and adhesives used in the project are selected for their low volatile organic compounds (VOCs) content.

Energy And Atmosphere

The air conditioning system uses refrigerants that do not deplete the ozone layer and are free from CFCs and HCFC-22.

Environmental Protection

Install a wastewater treatment system to reduce the 5-day biochemical oxygen demand (BOD5) and total suspended solids (TSS) levels to ≤10 mg/L for at least 50% of the project’s wastewater volume (0.95 cubic meters).

Provide a designated area for waste sorting and implement a policy to segregate waste and collect recycling materials.

Water Conservation

The building will be equipped with water-efficient sanitary fixtures, with each water-saving toilet and urinal using a maximum of 6.0 liters per flush.

Use water-saving sanitary fixtures throughout the building, including faucets with automatic on/off controls that limit water flow to no more than 5.0 liters per minute.

The wastewater treatment system reuses treated water.

Materials And Resources

Construction waste management involves reusing or recycling 75% of the waste by volume or weight.

Manage to preserve 53.75% of the existing building’s components based on surface area.
